At Obrien design+drafting, we tailor a design to fit your lifestyle and budget. We are also happy to draft your design, and produce full construction drawing sets – ready for approvals and engineering.

All of our design work, complies to the Building Code of Australia, relevant Australian Standards, and the Building Sustainability Index. We are always exploring optional building materials and techniques to achieve these goals.
Development Applications (DA) and Construction Certificates (CC) that meet your Local Council requirements or Complying Development Certificate (CDC) through a Private Certifier.
What is the difference between a DA and a CDC ?
A Development Application (DA) is a merit-based assessment conducted directly through the local council. Complying Development Certificate (CDC) is a combined planning and construction approval process. It is designed to enable straightforward development applications to be fast-tracked.

Our process …
1. We will come to you, at a time convenient, and discuss your requirements in detail. We’ll offer advice and suggestions on all facets of design, engineering, approvals and construction. The first consultation is free.
A day or two after this meeting, we will issue you a detailed written quote. That will be specific to your local council requirements.
2. Preliminary Design…
Once obrien design+drafting has been commissioned, we will sketch out your ideas and offer design advice based on your needs and budget. If required, we will provide multiple options for you to explore.
3. Design Meeting…
Once the design is in place, we generally meet our clients again to present the drawings and discuss any amendments that may be required. At this meeting, we also discuss approval processes and engineering involvement.
4. Project Documentation Produced…
At this stage, we will commence documenting your project to the construction standard. We can also issue to our consulting engineers at this point to allow timely completion of all required drawings and associated documents.
5. Lodgement of Project…
Once all the documentation is approved by you, obrien design+drafting can lodge the set with your local Council through the NSW Planning Portal. You can also lodge the documents yourself to reduce costs.
Your development is approved….time to construct !
Our support does not end with the lodgement of the documents. We have an extensive network of builders and services consultants to provide you with contacts for quoting and construction.
